DEAR SELLERS - WE'RE NOT ALL ALIKE

PLEASE GIVE ME A CHANCE TO EXPLAIN - WE'RE NOT ALL ALIKE.    I called you because the sign said "FOR SALE BY OWNER" and ithe house  looked like it could be charming with a little work on the yard.   I had to walk to the sign to copy the phone number, but I like houses with charm and I appreciate the challenge of selling a house on a busy street.

I was just turning down the side road on the way to meet another homeowner.  You live at the edge of an area where I really enjoy working.   I meant to go home to find out more about your property - check tax records and the MLS to see if it had been on the market previously, since that does happen sometimes.   Other things came up and I hadn't done that when you called a couple of days later. 

Your first question was, "Are you asking for yourself?"  I'm big on charm and at another time might have said "Yes," but not at this time.  I explained that I wanted to know more about the house - the price, bedrooms, baths, etc., and that I wasn't looking for myself.   I'd identified myself as an agentin the message, and as soon as I said that again,  you said , "I've had enough of real estate agents and won't do that again."  You'd clearly had a tough time and were disillusioned.    I asked if I could check the MLS and get back to you.

I checked.  No wonder you're down on agents!   It's been on the market three times over the last few years, for months each time, and the listings had had only minimal pictures, very brief descriptions,  obvious inaccuracies and incomplete information.   Rather than criticize my colleagues, I'm sending you the previous listings so you can see how it came up for buyers and agents.   I'm also sending a couple of MLS printouts of mine so you can see what kind of detail and pictures can be shown. 

That's only the very first step in marketing, and you deserved more than you got.   There's so much I want to tell you - more important, to show you - about how a property can be presented.    As soon as you're settled there and have internet access, there's a lot I want to show you.   In the meantime, I'm putting a package in the mail.

We've already discovered one thing we have in common - the ages of our houses and our own ages, which came up when you talked about your "old" house and I told you that my all-time favorite house of ours was built in ..., the year I was born.   You said the same was true of you, which put us very near the same age.   We know that houses and people of a certain age have character and charm and stability that is sometimes not appreciated as it should be.   I'm going to change that for you.
